SUIT) TOGETHER WITH IT'S APPURTENANCES, ALL
SITUATE IN IFITE VILLAGE OKO IN ORUMBA NORTH
LOCAL GOVERNMENT AREA OF ANAMBRA STATE OF
NIGERIA.
TENANCY AGREEMENT
COVENANTS, CODE OF CONDUCT AND SANCTIONS GUIDING THE INHABITANTS
OF A THREE STORY BUILDING, HOUSING AN THIRTY-EIGHT ROOMS SELF-
CONTAINED APARTMENT, (ALL EN-SUIT) SITUATED AT IFITE VILLAGE OKO IN
ORUMBA NORTH LOCAL GOVERNMENT AREA OF ANAMBRA STATE, NIGERIA.
THIS LEASE AGREEMENT IS MADE THIS ___________ DAY OF _________ 202_
I __________________________________________ of
_____________________________hereby agree to live in the property, housing the THIRTY-
EIGHT rooms of three story buildings self-contained apartment after mentioned and my
tenancy is based on the following terms:
1. That I am desirous of renting a room in the property/building (LUCKY HOSTEL) herein
mentioned and situated in IFITE village Oko, Anambra state.
2. That the rental clause guiding this property is an annually rental commitment, one full
academic calendar which terminates every 31st December and nothing more.
3. That the Landlord has agreed to Lease the Apartment for the sole purpose of
inhabiting and the tenant has agreed to rent the property for the purpose stated.
4. That the tenant/inmate covenant that the property shall not be used for any other
purpose.
5. That the tenant/inmate covenant that the property must not be sub-let to any other
third party for the purpose of making profits for himself (tenant/inmate) as against
the terms stipulated in this agreement.
6. That the tenant/inmate covenants that there MUST not be more than one inhabitant
(tenant) in a room.
7. That in a situation where two inhabitants occupy a room, the inhabitants (tenants)
MUST pay additional fee of Twenty-Thousand Naira only (#20,000) to the normal rent.
(NOTE)-It doesn't matter if the inhabitants are siblings of same parents.
8. That the rental sum of One Hundred and eighty Thousand Naira only (#180,000) shall
be the annual rental Sum.
9. That the tenant/inmate covenant not to hand-over his/her room at the end of his/her
lease period to anybody without informing the management for proper identification
and documentation.
10. That the tenant/inmate covenants to fix any damages he/she incurred in the room
during the period of Lease, the said tenant will not be allowed to vacate the room or
building premises without repairing all damages incurred.
11. That the tenant/inmate covenants to vacate the property/room on or before the 31st
day of December on the expiration of his rent.
12. That the tenant covenants that the rental sum must be renewed on or before the 10th
day of January at the expiration of his rent.
13. That out of the benevolence and magnanimity of the Landlord, The Landlord
covenants to accord a grace of One week and few days after the expiration on the 31st
day of December, the said magnanimity will end on the 10th day of January.
14. That the tenant/inmate has the obligation to notify the caretaker should Incase the
tenant is desirous of renewing the rental sum of the succeeding year.
15. That the said subsequent rental payment is subject to review by the Landlord.
16. That if I default in the renewal of my rent as at when due, I shall be penalize and
sanctioned heavily upon ejection and recovering of possession by the Landlord
according to the laws of tenancy agreements of Anambra State of Nigeria.
17. That the rents and subsequent payments must be paid directly into the account of the
Landlord, who acknowledges same to the prospective tenant/inmate.
18. That I must per take in the exercise of compulsory sanitation of the building and it's
compound every last Saturday of each month.
19. That I agree to a fine of Two Thousand Naira only (#2,000) if in default of participating
in the Sanitation exercise.
20. That any adjustments to be made in paragraph 20 above shall be dialogued with the
care taker, who subsequently lodges same to the Landlord.
21. That no secret meetings of any sort are tolerated within the premise. Violation
attracts immediate and unpleasant sanction.
22. That birthday celebrations or the likes of it shall be done with the written approval of
the caretaker.
23. That upon the grand of written permission, any tenant hosting a party would be
responsible for any form of damage caused therein.
24. That there shall be a general/common meter, housing the buildings/property for the
sole purpose of energy supply.
25. That the tenants shall be solely financially responsible for pumping of water into the
various floors when the need arises upon a collective efforts and special
arrangements.
26. That the tenants shall be solely financially responsible for disposing the general refuse
dump twice a year upon a collective efforts and special arrangements.
27. That on no account will a tenant/inmate operate the hostel generator, pumping
machine or gain access to its room except the lodge President, his assist or anyone
with the permission from the Caretaker.
28. That in a situation whereby the generator breaks down, all inhabitants shall take
financial and collective responsibility of repairing the generator, except if the repair to
be done exceeds Fifty thousand Naira (#50,000), then the Landlord shall be notified for
his permission for it to be fixed.
29. That playing of soccer/football is not allowed within the compound.
30. That if I am caught giving out water meant for the building/property to a foreigner, I
shall be fined a Sum of One Thousand Naira only (#1000).
31. That hanging of plasma televisions without it's hanger is disallowed.
32. That no tenant should repaint the walls without the consent of the Caretaker.
Violation will result to termination of tenancy agreement without refunds.
33. That no immoral behavior shall be tolerated, ranging from smoking, taking of alcohol,
prostitution etc. Violation attracts a fine of Twenty thousand Naira(#20,000) or
termination of tenancy agreement without refunds or both.
34. That all forms of nuisance or disturbances in the form of loud music, noise, prayer
sessions at high pitched tunes shall be disallowed. Violation attracts a fine of Twenty
thousand Naira(#20,000) and other heavy sanctions.
35. That the tenant is SOLELY responsible for all electrical/plumbing faults in his/her
room and all electrical faults must be reported to the Caretaker to ascertain the level
of damages. The tenant MUST bear the financial brunt/implications alone.
36. That any form of self help or tampering with any electrical wirings/fitting in paragraph
36 above shall not be tolerated.
37. That I shall do my Laundries in the place provided for same.
38. That hanging of wet clothing in the sit outs/balconies is completely DISALLOWED
(Prohibited). As such, all wet clothing MUST be spread downstairs at the provided
hanging zone.
39. That pasting of bills on the walls of the building premises is not tolerated.
40. That throwing out/down dirts or water through your balcony into the compound or
outside thereby littering the building premises is highly prohibited and as such will
amount to sanctions.
41. That there shall be inspection of building and it's compound by the Caretaker on
intervals.
42. That Fighting within the building premises shall attract a fine of Twenty thousand
Naira (#20,000), termination of tenancy agreement without refunds or both
depending on the nature.
43. That case of quarrels or conflicts shall be reported to the Caretaker. That any case
beyond the control of the Caretaker shall be lodged to the Landlord by the Caretaker.
44. That there shall be no refund of Money after payment and there shall be no change of
flats after payment of rents.
45. That flushing of sanitary pads, under wears and other related materials that will lead
to blockage of the drainage is highly prohibited and attracts a heavy fine if found.
46. That the tenant is disallowed from having access to the emergency exit gate because
of security reasons unless permited by the Caretaker.
47. That if I breach or cause breached of any of these covenants in part or whole, I shall be
liable to ejection at anytime by the management.
48. That such ejection as stipulated in paragraph 48 above may imply the use of
reasonable force and shall be without any refunds of money paid.
49. That I am an adult of full age and reasoning, and to wit, I have read and understood
the content, meaning and implication of the rules and regulations stated.
50. That I hereby append my signature without any form of duress or undue influence.
